Buy a home

Preapproval first. Open houses second.

Knowing your numbers before you shop makes the whole thing calmer, and your offer stronger. Whether you are touring in the Grosse Pointes, elsewhere in Metro Detroit or across Michigan, we will look at your budget, your cash to close and your comfort zone, then put a clear plan in writing.

What we will cover

The questions that matter before you make an offer

What feels comfortable

The payment a lender may approve and the payment you actually want are not always the same. We start with your comfort zone.

Cash to close

Down payment is only part of the picture. We will walk through closing costs, prepaid items and what you can expect to bring to the table.

Loan options

Conventional, FHA, VA, jumbo and assistance programs each have their own rules. We compare the ones you may qualify for, side by side.

First time buyer?

Welcome to the club

Everyone starts somewhere, and nobody is born knowing what escrow is. Ask me anything. There are no silly questions, only expensive surprises we can avoid by talking early.

How early should I get preapproved?

Earlier than you think. Talking a few months before you shop gives you time to tidy up anything that could help your file. When you are ready to write offers, an up to date preapproval helps your agent move quickly.

What documents will I need?

It depends on your situation, but common items include recent pay stubs, W2s or tax returns, bank statements and a photo ID. I will send you a specific list so you are not guessing.

Does checking my options hurt my credit?

Sending this form does not pull your credit. When it is time for a full preapproval, I will explain exactly what happens before anything is run.

Do I need a real estate agent first?

Not at all. Many buyers talk to a loan officer first. If you need an agent recommendation, just ask.
